How often should emergency lighting be tested in a strata building?

Under AS 2293 and Victorian ESM requirements, emergency lighting should be tested every six months (routine inspection) and annually (full 90-minute discharge test). These results must be documented and included in your Annual Essential Safety Measures Report. We schedule and perform these tests as part of our strata maintenance programs.

Our building’s switchboard has ceramic fuses. Is this a safety risk?

Ceramic fuses don’t provide the same level of protection as modern safety switches (RCDs). While they may still function, they won’t trip quickly enough to prevent electric shock in a fault situation. We recommend upgrading to a modern switchboard with RCD protection on all circuits — this is particularly important in common areas where residents, visitors, and contractors are regularly present.
