PROPERTY INSPECTIONS MELBOURNE
Electrical Safety Inspections
Scheduled electrical safety inspections for property portfolios, strata buildings, and property managers. Keeping multiple properties safe, compliant, and documented.
Inspections for Property Portfolios
Managing multiple properties means managing multiple compliance obligations. We provide scheduled inspection programs for landlords, property managers, and strata committees who need consistent electrical safety documentation across their portfolio.
Rental Property Inspections
Victorian rental regulations place specific electrical safety obligations on landlords. We conduct inspections that cover all the required elements: RCD presence and operation, smoke alarm compliance, switchboard condition, and general wiring safety. Reports are formatted for property management records.
Strata Common Area Inspections
For strata buildings, we inspect common area electrical systems including car park lighting, foyer and corridor wiring, emergency lighting, fire indicator panels, and shared switchboards. These inspections support body corporate compliance and feed into essential safety measures reporting.
Scheduled Inspection Programs
For property managers with multiple properties, we set up a rolling inspection schedule. Each property is inspected at the agreed interval, with reports and any required quotes delivered directly to the property manager. This removes the administrative burden of tracking individual property due dates.
Pre-Tenancy and Change-of-Tenant Inspections
Between tenancies is the ideal time for an inspection. The property is vacant, access is easy, and any issues can be rectified before the new tenant moves in. We check all circuits, test RCDs, verify smoke alarms, and provide a condition report that protects both landlord and tenant.
Whether you manage one rental or a portfolio of 50, we provide consistent, documented inspections with clear reporting and straightforward rectification quotes.
What Each Inspection Covers
Switchboard and Protection
Circuit breaker types and ratings, RCD presence and trip time testing, labelling accuracy, physical condition of the board, and capacity for the property’s current electrical load.
Wiring and Accessories
Visual assessment of accessible wiring, power point and switch condition, light fitting security, and identification of any unauthorized modifications or DIY electrical work.
Smoke Alarms and Safety Devices
Smoke alarm type, age, placement, and interconnection against current Victorian requirements. Confirmation that safety switches and hardwired smoke alarms are functioning correctly.

Working With Property Managers
We understand the workflow of property management. Inspections are booked with reasonable notice to tenants, conducted efficiently to minimise disruption, and documented with clear reports that go directly to the property manager. If issues are found, we provide itemised quotes that can be forwarded to landlords for approval.
For agencies managing larger portfolios, we offer scheduled inspection programs with tracking so that no property falls behind on its inspection cycle. Contact us to discuss setting up a program for your portfolio.
Inspection Program FAQs
How often should rental properties be inspected?
We recommend every two years for residential rental properties, and between tenancies. Commercial tenancies should be inspected annually. Your insurer may have specific requirements that dictate a different interval.
Can you coordinate access with tenants directly?
Yes. Once the property manager has provided the required notice to the tenant, we can contact them directly to arrange a suitable time. We carry ID and are experienced in working professionally within tenanted properties.
What documentation do you provide?
A detailed inspection report for each property covering all assessed items, condition ratings, photographs of any issues, and prioritised recommendations. A Certificate of Electrical Safety is issued for any rectification work completed.
Do you handle the rectification work as well?
Yes. We can quote and complete rectification work identified during inspections. For properties managed by an agency, we provide itemised quotes that the property manager can forward to the landlord for approval before proceeding.
