LANDLORD ELECTRICAL SAFETY MELBOURNE
Landlord Electrical Safety
Electrical safety checks, compliance reporting, and ongoing maintenance for Melbourne rental properties. We help landlords and property managers meet their legal obligations under the Residential Tenancies Act.
Rental Property Electrical Obligations
Victorian landlords have a legal duty to ensure their rental property’s electrical installation is safe and maintained. This includes the fixed wiring, switchboard, power points, light switches, and permanently connected appliances. We provide the inspections, testing, and compliance documentation to meet these requirements.
Electrical Safety Checks
A full electrical safety inspection of the property covers the switchboard, wiring condition, power point integrity, RCD operation, smoke alarm compliance, and any visible defects. We test the safety switches to confirm they trip within the required timeframes and check that all circuits are correctly protected.
Smoke Alarm Compliance
Rental properties in Victoria must have working smoke alarms that meet the current standards. This includes the correct type (photoelectric), correct placement, and proper age (replaced within 10 years of manufacture). We check, replace, and install compliant smoke alarms as part of the landlord safety service.
RCD and Safety Switch Testing
RCDs (safety switches) must be installed on all circuits and tested to confirm they operate within the required 300ms trip time. If the property has an older switchboard without RCDs, we can upgrade it as part of the safety compliance work. Each RCD is tested with a calibrated meter, not just the push-button test.
Compliance Reporting
After the inspection, you receive a detailed report covering what was checked, what passed, and what needs attention. If any work is carried out, a certificate of electrical safety is issued for the completed work. Reports are provided in a format suitable for property managers and landlord insurance records.
Need a rental property checked before a new tenant moves in, or overdue for your regular safety inspection? We can book the inspection at a time that works around your tenants.
What We Check
Switchboard Condition
We check the switchboard for correct labelling, appropriate breaker ratings, RCD protection on all circuits, signs of overheating or corrosion, and adequate clearance. Properties with old ceramic fuse boards are flagged for upgrade.
Power Points and Switches
Every power point and light switch is visually inspected for damage, discolouration, or loose components. We check that all faceplates are secure, there are no exposed conductors, and that outlets are correctly earthed. Damaged or non-compliant fittings are replaced on site.
Fixed Appliances
Hardwired appliances provided with the property, such as ovens, cooktops, hot water systems, and rangehoods, are checked for safe connection. We confirm the cable size and protection are appropriate for each appliance and that the connections show no signs of wear or damage.

Working with Property Managers
We work with property management agencies across Melbourne to schedule and complete landlord electrical safety checks efficiently. For agencies managing multiple properties, we can coordinate inspections in batches to reduce scheduling overhead and provide consistent reporting across your portfolio.
Tenant access is organised directly. We are flexible with appointment times, carry ID, and leave the property clean. Our reports are emailed to both the property manager and landlord on the same day, with any urgent findings flagged immediately by phone.
Landlord Electrical Safety FAQs
How often should a rental property be electrically inspected?
While there is no fixed frequency mandated for all rental properties in Victoria, the duty of care is ongoing. A full electrical safety check every two years is considered best practice, and inspections should also be done between tenancies and whenever an issue is reported.
Do rental properties need RCDs on all circuits?
Under current wiring rules, all new circuits require RCD protection, and any electrical work on an existing circuit triggers the requirement to add RCD protection to that circuit. Best practice for rental properties is full RCD coverage across all circuits to meet duty of care obligations.
What happens if a problem is found?
Minor issues can usually be fixed on the spot during the inspection. If a larger job is needed, such as a switchboard upgrade, we quote separately and schedule the work. Any urgent safety hazards are isolated immediately to protect the tenant while the repair is arranged.
Can you provide reports for insurance purposes?
Yes. Our inspection reports document the condition of the electrical installation at the time of inspection, and certificates of electrical safety are issued for any completed work. These records support landlord insurance claims and demonstrate that you have taken reasonable steps to maintain the property.
